Great question, the names are very similar, so this is often confusing. USPAP (Uniform Standards of Professional Appraisal Practice) allows for two types of appraisals, appraisal reports and restricted appraisal reports. The use of the word restricted can be concerning to some; however, this term means simplified or condensed. Therefore, an appraisal report is lengthy whereas a restricted appraisal report (which we provide at Rapid Valuations) is simpler and condensed because the client doesn’t require all of the extra detail provided in a lengthy appraisal report. Getting back to the analogy, why buy the Cadillac when a Chevy or GMC will do? Most importantly, both types meet the qualifications of a certified appraisal as long as completed by an appraiser with a certified general license.
A desktop inspection consists of identifying a property via a digital inspection. The digital inspection includes looking at each property via maps such as aerial, soils, topography and flood plain as well as google earth. Our products with a physical inspection, couple the digital inspection along with an in-person inspection of the subject property. During this inspection we take pictures to document the property within our report. Both options produce high quality results.
