Express Appraisal with inspection (Restricted Appraisal): An express appraisal is a professional appraiser’s opinion of value communicated within a less costly report with faster turn-times. The preparation of the appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience, and professional judgment of the appraiser. This type of report contains a limited scope requiring less detail and may not be fully understood without the work file or additional data from the appraiser. This type of appraisal is applicable for clients who understand the market area and market factors affecting value or those who do not require as much detail. While this type of report will consider all three approaches, the valuation will likely conclude a value opinion based on the Sales Comparison Approach only. An express appraisal report can be ordered for all agricultural property types; however, this product is best suited for properties with less than 50% improvement contribution. An Express Appraisal is prepared via a USPAP-compliant, restricted appraisal report reporting option.
Express Appraisal Desktop (Restricted Appraisal):
A desktop express appraisal is a professional appraiser’s opinion of value. The preparation of an appraisal involves research into appropriate market areas; the assembly and analysis of information pertinent to a property; and the knowledge, experience, and professional judgment of the appraiser without a physical inspection of the subject. The appraiser relies upon online resources such as county courthouse records and mapping services to become familiar with the subject property’s characteristics. This type of report contains a limited scope requiring less detail and may not be fully understood without the work file or additional data from the appraiser. This type of appraisal is applicable for clients who understand the market area and market factors affecting value or those who do not require as much detail and have identified the transaction risk does not necessitate a property inspection. While this type of report will consider all three approaches, the valuation will likely conclude a value opinion based on the Sales Comparison Approach only. A desktop express appraisal can be ordered for many property types; however, this product is best suited for vacant or minimally improved agricultural properties. option.
Express Evaluation (with or without inspection): This valuation report is our most popular option, applicable for limited scope assignments and loans under the de minimis (up to $1MM for ag properties). Rapid Valuations has an extensive comparable sales database, from which one of our highly trained data analysts, utilizing our proprietary appraisal software, can quickly generate an independent, top-quality, low-cost report satisfying interagency guidelines, when something less than an appraisal will suffice. An evaluation report closely mimics an express appraisal report; however, is not signed by an appraiser. An evaluation can be requested with or without a property inspection. We offer this product for vacant and minimally improved (50% or less) agricultural properties.
